They are the wrong choice if you want outdoor space you control, a larger garage, or the resale liquidity that single-family homes hold more reliably in north Peoria. One important note: neither product is selling yet.**

Five North at Vistancia is the 320-acre commercial core of the Vistancia master plan in north Peoria, and it is the first place in this part of the West Valley where anyone has seriously proposed building homes inside a walkable urban district rather than a conventional subdivision. David Weekley Homes closed on 44 acres there in October 2025 and is bringing both townhomes and single-family homes to the same parcel. Because the two products will sell side by side under one builder, buyers are going to be asked to choose between them at the sales office with very little time to think it through. What makes the location different from the rest of Vistancia is what surrounds it. Five North at Vistancia is planned as a mixed-use district: retail, restaurants, office, hospitality, an employment core, a park, and open gathering areas, plus the 56 acres the City of Peoria owns for a planned medical district.
